Selling Notes to Make Way To Fund Fix and Flip Projects?

Victoria OHare
Posted

Hi everyone,

I wanted to start a discussion around performing residential mortgage notes. Some investors sell notes they hold to unlock liquidity for new projects like flips, while others prefer to keep them for steady income.

I’m curious about your experience:

  • Have you ever sold a performing note? What factors influenced your decision?

  • How do you evaluate offers or decide whether to hold onto a note?

  • What has worked well for freeing up capital for your next deal?

I’m curious if anyone has sold performing residential notes to free up capital for flips.

What factors did you consider when deciding whether to keep or sell the note?

Thank you.
