I don't see why FHA couldn't do it, as long as the lender will loan it should be OK.

I've done deals under $50k, under $30k is where I run into problems.

Good alternative when it works.

Helping a borrower qualify can work well. It would lower the payment for the borrower and get the lender 100%.

Granted this borrower is below the minimum for most loan programs.

help the client refinance into an fha loan then you can exercise your due on sale clause and redeem your full investment. Just an idea.

Most note buyers should give you a free quote for your note.

If they ask for an "application fee" move on.

I don't have a calculator handy, but I'm going to estimate around the mid $20K range.

Performing asset's with 12 months seasoning should fetch a 75 maybe an 85 if the values held for the last 12 months. The LTV will suredly affect the value but the rate is good and pay history seems good as well
