You can have all three, there is no professional conflict, but perceived conflicts in reality.
Would a Realtor take their buyers to another active Realtor to get a mortgage? Realtors like to keep their clients confidential from other Realtors, especially those who might better serve their client's needs in the future.
A note broker isn't really in the loop on the front lines working with Realtors, and they usually are a MLO, those are two peas in a pod.
Now, you can have an agent's license, but in the loan business decide which side of the fence you want to be on, it's the perception that counts. :)
