Lender insurance on note purchase?

We are looking to purchase a real estate note. The note is being sold by the original seller who owner -financed the sale. The buyer did not get the title insurance (not sure why) . The original seller/lender do have the lender insurance but that is probably of no use to us.

The question is when purchasing note, should the buyer get the lender insurance? If note, then how is she protected when issues come up with title.
