NOTES/TAX LIEN INVESTING

Hi everyone!, My name is Matt and I live on Long Island. I've been thinking of investing in tax liens and notes. Is there anyone who has experience with those types of investment vehicles? maybe some good book recommendations or advice? thanks in advance!!

Hi @Matt Crain,

I've invested in both tax liens and notes. Tax liens were a fun initial investment and a way to start investing in something. Then I discovered notes and have been investing in them since the end of 2016. 

I purchase first position, performing notes and love partials (buying a portion of the remaining payments for a portion of the outstanding balance). I read every book I could find on both tax liens and note investing (there aren't that many) and was lucky enough to find a local fellow note investor and pick his brain.

For tax liens I read: 

  • The 16% solution : how to get high interest rates in a low interest world with tax lien certificates by Joel Moskowitz 
  • The complete guide to investing in real estate tax liens and deeds : how to earn high rates of return--safely by Alan Northcott
  • Tax Lien$ by Michael Pellegrino (This is specifically about New Jersey tax liens)

I also learned a lot from Joanne Musa (the tax lien lady) on youtube and through her website.

For notes I read:

  • Performance Anxiety: Creating A Fortune Investing In Non-Performing Real Estate Loans by Gordon Moss
  • Invest in Debt: The How To Book on Buying Paper for Cash Flow by Jim Napier (available to read for free on openlibrary.org)
  • Note Professor Notebook by Tom Henderson

Again there's a lot of great material on youtube. There are a couple of really great webinars by Donna Bauer.
