One answer is that it depends if you’re talking about passive investing, active investing, or running a note business. Theoretically, the more time commitment, management, marketing, sales, supervision etc you’re willing to put in, the more you MAY earn from any $ invested. So, for example, if you invest with my fund, you receive about 11% annual return. I get a 1% servicing fee, and 3-4 points. So if you can afford the time to build an operation like mind, and you have the knowledge, experience and talent that I do, you could do it yourself and receive an annualized 15-16% return.
Further, if you leveraged by either borrowing at say 8%, or ran a fund and received the 4 points origination fees, and 1% servicing fee, then you’d earn a lot more on your invested capital. Of course much of the earnings would be the result of your ‘job’ of being the operating partner of the fund as well as the loan originator.
So to summarize, you need to decide whether you want a passive investment, active investment, or a business.
