How much extra for Pet Rent and Garage in Minneapolis?

Hi BP community!

I'm about to list my duplex and could use some advice on how much to charge for Pet Rent? Also, the property has a two stall garage, and instead of simply giving one spot to each unit, I'd like to give preference who whoever is willing to pay a little extra. Any advice on this?

@Luis Arellano we do not charge for cats, we charge a one-time fee of $195 and then $35/month for dogs.  I do not recommend using the term pet deposit, I'd recommend you call it a fee.

@Luis Arellano we charge $40/mo for dogs $30/mo for cats.  $500 deposit $150 of which is non-refundable.   We allow pets to avoid tenants going online to get a esa letter and then not getting rent or deposit.

I charge a $50/mo pet rent and $250 pet deposit. It’s also a good idea to see or meet the pet first.

@Bruce Runn not a bad call, I should have said I dont prefer to allow pets at my personal properties as well. For our PM company, $30/month and $300 deposit is standard.

I suppose it depends on the the type of property, but on more expensive properties, if one tenant has both stalls, and the other tenant has to park in the street, it creates problems. Just my experience.

I get between $50-$100/month for a garage stall.  1/3 of my tenants don't have a car so why penalize them?  I never accept a dog no matter what.

@Luis Arellano the garage rent will differ on location. But many areas of Minneapolis I see landlords charging $100/ month for covered parking.

@Luis Arellano I charge a flat rate of $50 a month and also know many  other landlords that do the same with no complications. When it comes to parking, I guess it would depend on the exact location of your property.

@Luis Arellano I typically charge $30/month and get a $300 pet deposit. I recommend splitting the garage between the two tenants, if one of them doesn’t have a car/doesn’t want to use it, they can handle it between themselves. It can create some logistical problems, and detract from the value of the unit that doesn’t have the garage pretty severely, in my experience. Everybody wants at least one covered parking spot during Minneapolis winters!
