Hi All, 

I own a 4-Plex in KC, Mo. and am in search for a property management company that is reliable, communicates well and can advocate on our behalf with our best interest in mind. 

Can anyone recommend outstanding PM companies that they've worked with in the KC, Mo. area? I'm looking to interview a few. Lastly, if there are any questions to ask based on terrible experiences (we ask the standard and dive deep but realize the tough questions don't come up until you experience something unfortunate).

Hi Anna, property management companies, unfortunately, have a pretty bad reputation a lot of the time. I've never used them, but I have heard good things about Voepel Property Management. So while I can't vouch for them, I would at least recommend talking to them. 

As far as questions go, I would definitely ask for referrals and ask how they handle maintenance requests and turnover expenses. Those are the two places expenses really get out of hand. I would also ask them how long it usually takes to turn a unit and get it back on the market. Some management companies take forever. And ask for specific examples.

We've used Key Realty (used to be a different name but was the same people) for the past 2 years. I've found them to be ethical though not always super fast responding to non-urgent questions. I'm a remote owner but have visited the properties a couple of times. Each time the properties have looked in good repair. Funds show up as expected with monthly reports, and any expenses seem reasonable.

Things have been going smoothly so I haven't really had a ton of interactions. There haven't been any urgent situations - which is actually a good thing. One property has been rented by the same people the entire time. The other just recently turned over, and I felt their communication was good on move out date and what was required for the turn. I had to ask a couple of times for updates on showings and applications, but ultimately the property got rented in an acceptable amount of time and the turn was of comparable cost to other turns from our properties in other areas.

@Brian N. Hi Brian! Yes, we did. We brought Northpoint Asset Management in to assist us. We have a highly communicative and supportive PM that is definitely earning our trust. Much more helpful than the previous company we were with. They had a ton of hidden fees as well as terrible communication and accounting.
