Any advise how to find fixer/upper properties in Charlotte area would be appreciated.

Hi @Khurram Bashir....There are SOOOO many ways to find properties that I cannot list them all here BUT here are a couple of things that you can do right now:

1) Prospect on Craigslist - call FSBO's (for sale by owner) that have property listed there.

2) Drive for dollars - drive in neighborhoods looking for that one property in disrepair in the middle of all the "pretty" houses.

3) Direct Marketing (not recommended if you are not use to talking with sellers yet, could be a waste of your money) - Mailers/postards, bandit signs, online marketing

4) Go network with wholesalers at your local REIA/Meetup investor groups and BP.

I recommend that you stay away from real estate agents for now.  Get a better grasp on what your model and criteria that you are looking for before you approach them.

It's a broad overview I gave but your questions pretty vague, so I hope this helps some.

Best of luck to you!
