Looking for finance question/options on a house with 4 plex

Trying to figure out financing on a house with a 4 plex on the property for sale.  Is my only option a commercial loan even though I would be living in the house ?  Trying to avoid the 20% down payment.

Basically a commercial loan is going to be your only option unless they are doing something creative like seller carry, buying it with a heloc, etc
