Hey everyone. looking at a property right now in the Glenwood area. The floor sags in certain places and this is due to to beam issues under the house. the beams have to be either replaced or repaired. the house is 1 story and about 1300 sq ft. how much would you guys say this would cost? just a rough estimate.

I just did this last fall.  It cost me 6500 dollars for about 500 square feet.  This included all material and labor and installing new flooring once the beams were replaced. in my case all the beams were replaced.  It wasn’t possibly to repair them. So that works out to 13 dollars per square foot.  In your case for 1300 it would cost 17k.
I will say I think it could be done even cheaper than what I got, but your mileage will probably vary there.  I had 3-5 major foundation companies quote it and they were all more expensive than what I paid.  So if you go that route they’ll probably quote you 30k or more.
also all the major companies will have major lead times of 1-2 months in my experience.  Feel free to message me if you’d like to discuss more.
