Westerville Rents- Huber Village Blvd Area

Gotta question for investors in this area. What are the rents in the area between Rte 3 and Spring St.?  Looked at an 2br/2bath attached house with good sized fenced yard on Huber Village Blvd that our realtor said could rent out for $1300 mo. I think that's rather high and unreasonable but I'm not from this area originally so what do I know. It just a gut feeling. Thanks!

@Brandon Miller i looked up a few rental comps for you. I think the best one was at 353 Saint Thomas Drive. It was a 3 bedroom home for $1495 a month. 1540 square feet. so in that area just under $1 lease price per square foot. The only other one I could find for you was more of an apartment on Northgate that was 1100 square feet that leased for $900 ($0.81 per square foot). I think that first one is a better comparable. I think there would be a little less for being on such a busy street. Hope that helps. 2BR i would say would be less than $1300. I would say $1000 or $1100.
