Requesting Investment Strategy Thoughts in Columbus, OH

Thanks for reading my post. I'm looking to connect with investors in Columbus to share investment strategies. I'm looking to move to Columbus. I've been looking at both single family houses and multi-family properties. Though based off of what I have seen in multi-family from what's on the market, I think I would tend to lean with a SFH. Ideally I'm looking to live in a property for 2-5 years, and then rent it out and move up. I have a budget of $130-150k. Likely using FHA or conventional financing. What areas would you recommend? Looking largely for modest ranch style homes and a relatively safe, comfortable area.

columbus is very large, just to put it in perspective. the number of single family ranch homes under 150k of at least 3 bedrooms in franklin county right now that you could purchase are 102. Here's a screenshot and a few zips you can start looking in based on the criteria you gave me. I'd talk to an agent and get setup on a search and get preapproved. You also need to get more focus.
