Landlord Insurance

Anyone have recommendations on insurance brokers? I got a quote from Elite Insurance, but it seems they want to over insure the house that I'm buying. I also got a quote from USAA and it's a little better price, but still seems like I'm over-insured. The house I'm buying is only worth $40k and the rebuild cost shouldn't be over $100k. I'm open to any/all suggestions.
