Good deals in portland?

Hello, my name is Antony F. Munoz from Portland Oregon, and I am new to real estate investing. I am trying to further understand our market. What are some common indicators of a good deal in portland, average cap rate, average cash flow, average yearly growth?

Hey @Antony Munoz, there is a lot that goes into that question because what might be a good deal for you, might not be a good deal for me.  It depends on what headaches you want to deal with, if you want to rehab it or want something more turn key.  Hit me up if you want to dive into this sometime.
