Reading, PA buy and hold

Hey guys, I recently moved near the Reading, PA market and am looking to get into real estate. I have some cash saved up and am primarily focused on increasing my monthly cash flow and not so much appreciation. Does anyone know anything about this market that could point me in the right direction? I'm starting from basically zero in terms of knowledge of the market. Thanks.

We both invest in Reading and manage properties in Reading.  We manage over 400 units now in that surrounding area ---  Happy to give you rent estimates if you want since it's a fair amount of data. I tell people all of the time that our best buys are in Reading, as are our worst buys!
