Well-educated Estimated ARV from the Pros

Hello BP Philadelphia REIs:

I just a good seller for a commercial/multi-family property and need help on the ARV.

It's a 3BR/3Bath, 3 car garage on a corner lot.

Could someone from the Philly area hep me compare this with any properties they've encountered that are similar in Philly?

As everyone has already mentioned Philly is Block by Block! Without the address and condition of the property its pretty hard to provide any help. Also, not sure how this is a commercial/multi-unit as the description sounds like a single family home??
