Olney. North Philadelphia. Flip or rent?

Hello Philly BP. 

I have had some investor clients buy properties in the Olney section of North Philadelphia (19120) some for flip and some for rental. The area seems to be appreciating but at a slower pace. Has anyone had success flipping or holding in Olney?
