Referral for Carpet Cleaners?

Hello! I recently just purchased a duplex in the Pittsburgh market and I am having a tenant turnover in the next feew weeks. I wanted to ask if any of you guys have a reference to Carpet Cleaners who would be willing to travel to Verona, PA to clean carpets at my unit? Thanks, in advance!

I have used rental cleaners (Rug Doctor), own my own cleaner (Bissell) and hire cleaners (steam van type). I always hire a cleaner during turn over for two reasons:

1. The mobile trucks heat water to over 200 degrees and produce steam for sanitizing. Many Rug Doctor and Bissell type cleaners don't even heat the water or they heat it to lower temperatures. I have also found the truck mounted systems extract more water so the carpet dries faster. If you hire a good company, they also understand the importance of pre-treating carpet and they will have the right skills to get stains out. There are some portable cleaners that heat to higher temperatures, but they often come with two power cords, because they need two power circuits to reach the high temperature and provide suction.

2. If you hire a third party, you have a receipt proving the carpet was cleaned. I just had a situation where this was important. The new tenant moved in and insisted the carpets were not professionally cleaned because they picked up some stuff when they vacuumed. I was able to send them a receipt showing the date and company who cleaned the carpet. I always require tenants to cover the cost of carpet cleaning on move out and send me the receipt. You could provide a receipt showing you rented a carpet cleaner, but it is much easier for someone to call into question DIY quality of work.

In my experience a professional will clean a 2000 square foot house in under two hours and it is usually completely dry in less than 24 hours. My cleaner charges $250, but I have seen tenants pay as much as $350. If you do decide to clean yourself, make sure you pre-treat stains the correct way. They type of stain determines the best treatment. Some stains are better removed without even using a carpet cleaning machine. I just had a red wine stain at one of my properties. I treated it with oxy cleaner and just blotted up the stain with paper towels. Three rounds of chemical, dry blot each time and it was gone. You can actually make stains worse or permanent if you don't deal with them properly.

@Caleb Stevens unless you need some serious deep cleaning on really expensive carpets then your best bet is to rent one at home depot for a fraction of the price. Super easy, fast, and cheap. If they're "duplex" quality carpets then you should be able to clean them yourself. If you think you can't clean them yourself, then you probably just need to buy new carpet.

South Side Carpet Cleaning does a good job.

I almost always just replace with hard surface flooring though. Carpets get beat up too easily.

@Anthony King, thank you for the suggestion! That actually makes a lot of sense. I usually hear about people replacing the carpet during a tenant turnover, but from what I have seen, the carpet really just needs to be cleaned and it should be as good as new. Renting our our carpet cleaner for the day may be best bet
