Are here South Whitehall Township Renters???

Question

There is a single-family house that I'm negotiating with in South Whitehall Township. There are a lot more properties for rent in Allentown VS South Whitehall Township (Parkland SD). My biggest concern is not being able to rent to people in South Whitehall Township, since there aren't as many on the market. Do people still rent in this area? Is it harder to get a house rented out? It is considered a better school district, but I'm just not sure of the demand here. This is looking to be my first rental property.

Vincent, the MLS supports your approach. Over the past six months, Allentown school district has an average of 36 days on market for a residential rental listing, with a sample size of 136. Parkland by comparison has an average days on market of 32, with 96 properties rented out. You won't have any issues renting out properties. As always, the biggest variable is going to be who is marketing your listing, and how responsive they are to inquiries and showings. That's the key to filling vacancies quickly.

@Vincent DeAngelis South Whitehall has seen a lot of development in the last few years and will continue to see large developments over the next few! That said, new housing and apartments will be class A properties so I'd play in the class B space. Something else to keep in mind is to keep an eye on the taxes as they have now increased a few years in a row. However that may slowdown with some newly elected commissioners and a larger tax base due to new land development. Best of luck!

@Vincent DeAngelis They do, I don't think you would have problems renting it out in my personal opinion. Lehigh Valley as a whole is pretty easy to find tenants.

Dave - That's kind of what I've been seeing as well.  It doesn't seem like houses are on the rent market for too long, as long as they aren't priced ridiculous.

Matt - Yes, I've more so been looking at the Class B properties.  They are almost ready to go, but could use some minor renovations to get them ready to rent.  I've definitely been keeping an eye on the taxes, and just making sure the numbers all work out.
