East Memphis....good place to invest?

Hello all, I'm an OOS investor interested in Buy and Hold properties just under 100k. I've been trying to get an idea of where to invest in memphis for the long term. I plan on making a trip in a few weeks to get an idea of the areas. I have stumbled upon a possible investment in the 38112 zip code area right next to the Shelby Farms Greenline by Gracewood street. It seems like a good area in terms of proximity to Univ of Memphis and Midtown Memphis. I was wondering what people though of the area and prospects for the future. I read that the Greenline will extend towards Overtown Park. I am assuming this would make the area more desirable.Thoughts? On a side note: what is the best resource to find out about more future projects planned for in Memphis?

@Kevin Charles Hi Kevin, east Memphis is a great place to invest. The cooper young area is a great place with Overton park being right there and also just a short drive from the rest of midtown and downtown, the area is definitely a desirable place to live in. The area you are referring to in general is a bit rough and it’s not that close to the university to give it any a additional benefit. There is a small pocket of newer homes that are decent over there. Without the address I can’t really tell you anything else. There are many areas you can invest here in that price range that could be better. Good luck

@Kevin Charles Bike Paths can be a good measure of what's to come in a lot of cities (Birmingham, Atlanta, etc) but after speaking with seasoned Memphis REI veterans, neighbors, and living a few feet from the bike path myself, I'd say be careful in using that as a pulse for where to buy. Memphis seems to go by a different set of rules when it comes to buying in the path of progress.

@Kevin Charles Also - I’ve lived in 38112 since March and can tell you a lot about the area. @Curt Davis is right - it’s pretty rough except for a patch or two.

@Kevin Charles Without the address, it's kind of tough to say. I'm an out-of-state investor too and would recommend you to look east of Highland Street/Prescott Road in 38111 or 38117. It can vary street-by-street, but there's some good rentals in that area and you're within the 240 loop. Definitely reach out to some of Memphis operators on BP like @Curt Davis , @James Martin , etc. - they're a great resource to talk to!
