Thought about this Area in Memphis

For all Memphis experts out there, any thoughts about this area?

This is in an area called Westwood 38109.  It is what I consider a C class area at best. A lot of 3 bed 1 bath homes that rent in the $650-$750 range. For us, this is about as low priced/quality homes we would normally sell. It can be hit or miss.
