Buying a foreclosure occupied property.

Was wondering what is your guys' thoughts on buying a foreclosure occupied property in Memphis?

I think the previous owner is occupying it, I would offer cash for keys but just in case I will to start an eviction - I would love to hear someone that purchased one and want to share the eviction process (time and cost).

If it is a good enough deal I would still do it. If you have to evict them it might take just a bit longer bc you do not have a signed lease but they would ultimately be put out if they try to fight it. Tennessee is a landlord friendly state.
