Investing in first invest property - need advice and realtor

I am a new investor looking to invest out-of-state. I have about 100K in down-payment that I would like to invest in a multi-family and/or single-family house to start. What would be some areas that you recommend that I should research?

I would like to work with an agent that is familiar with the upcoming neighborhoods in Nashville. Please let me know if you have referrals.
