From Nashville to Chattanooga

I am a real estate investor in the Nashville area.  I'm looking to expand to the Chattanooga area.  Would anyone be willing to drop a little wisdom regarding the Chattanooga market?  I'm looking for sort of an initial birds eye view as well as what areas are on the rise.  I will be traveling to Chattanooga tomorrow (March 7th) to look at some potential rental properties.  I'm looking for rentals that have good cash flow today with potential appreciation gains in the future. Thanks!

@Bobby Walters The Chattanooga Housing Authority (CHA) website has a very nice collection of documents that are publicly accessible, including an Excel spreadsheet showing the Small Area Fair Marker Rent (SAFMR) by zip code. This SAFMR data is produced by HUD. They also provide a listing of every single property in the city that's accepting Section 8 vouchers--with all associated parameters such as rent, security deposits, bedrooms, and zip codes. Even if you don't plan to accept Section 8, their website is a great place to start for information.
