Where can I get an asset based Private Lender?

I have a deal in Spring, Texas, that has 77% equity.  It is move-in ready.  Most of the comps in this area are on the market for no longer than 6 days, so I know it will sale quickly because we are listing it under market.  I have an assignment contract but I need a private lender that is strictly asset based.  No credit or funds in the bank.  Does anyone know of lenders who might lend based on this?

Hey @Beverly Barabin, it may be somewhat difficult to find a private lender willing to lend 77% LTV. It does sound like you might have a pretty good deal and the type of deal that hedge funds buy. A lot of these funds are paying very close to retail. I do a lot of transactional funding for wholesalers in TX that sell to a number of hedge funds. If you'd like, I'd be happy to make an intro so you so you can see if you have a JV opportunity if you don't end up locking in a private lender.
