Possible to be a realtor at 19?

Hey everyone hope you guys are having a happy Thursday!

So I am 19 looking to get into real estate and become a realtor and in the future a realtor turned investor but of course that is down the road. As I am looking to become an agent I just am seeking some advice tips on what to do starting off and hopefully someone can lead me in the right direction. No I am not asking for a step by step guideline on what to do so please refrain from the "Go do your research and come back" replies haha. I am just looking forward to y'alls tips and advice. I am in the Houston area, I was told joining some realtor associations, get cool with some and learn from the best.

Have you guys seen any young people kill the game? I am a genius at marketing wether it being facebook ads or building my own identity so I am not to worried about the market aspect more so the actual real estate aspect. So if you guys could point out some few tips and help me out a bit I would love to hear y'alls responses. Also if you may know anyone in the Houston area I can talk to and pick their pockets haha.

My son has been working with me since he was about 15.  He just turned 22 and has done flips on his own, wholesaled, and now works for a big wholesale company (and does some flips/wholesales on his own).  Yes, he's doing great at a young age.  He's working on getting some rentals now as well.

Get your license! You answered all of your concerns in your original post. Being a top marketer and becoming a master prospector is the name of the game in real estate. There are plenty of realtors under 30 (even under 25) that are murdering it! These guys are definitely inspiration for me as I am a 20 year old realtor myself.

I would recommend you start looking into real estate schools to take your pre-licensing course. I believe in Texas you can even take your course online. Check out Real Estate Express (https://www.realestateexpress.com/real-estate-lice...).

Just to let you know before you decide to get your license it's ideal to have some kind of saving, at least 6 months of your monthly expenses. It also isn't free to get your license! All in I was about $1700 and that was after paying for the course, licensing fees, brokerage fees, National Association of Realtors membership, MLS dues, SupraKey, etc.

All in all, the success and your dreams doesn't work unless you do! It's all about going in with the right mindset and understanding that no one will hand you anything. You have to go out there and take action like no tomorrow. There's BIG money to be made on the real estate sales side you just have to develop the habits of Top Agents (lead generation, lead follow-up, communication, presenting, negotiating, closing.. just to name a few.) I can say realestateepress was good for me. I did it all online after I found a Groupon for the course. It is A LOT of reading, so if that doesnt work for you explore other avenues for the courses.

1. Champions RE school is the best. They are a little bit more money but worth it. They ask questions that are actually on the test.

2. Research all the individual brokers not just the brand. Meet with them and get a feel for the office. Make sure to find out who is doing the most $ in the area that you want to work and all of this while you are schooling, don't wait until the coarse work is done. This is in addition to caps, desk fees and training that are normal consideration.

3. If you are at home and have the spare time ask the broker or even a team leader to intern even if it is a couple of hrs a day. This will help you get used to talking on the phone and get a sense for all the work that goes into just getting a lead.

4. Hang your license and go to work immediately. I made the mistake of over training before I got serious about lead gen. Talking on the phone, or cold calling, is the best teacher even if you don't get a listing appt.

Piece of advice here, get over the "doing the job" mindset. Doing the job is easy. Lead gen and staying away from legal issues while providing your client thoughtful, experienced advice is another.The contracts almost write them selves.

I'm a realtor in Houston and obtained by license at 24. If it's what you want to do, go for it. No need to wait simply because you're young.

@Brian Ambrose brought up a good point in asking why you want to get your real estate license. You may not know the answers now but ask yourself what you hope to achieve as a realtor and separately as an investor. It's absolutely possible to be successful in both realms but you need to make sure you plan properly. You can't be an independent broker until you have what TREC considers to be the necessary amount of experience and education. I could go out on my own but prefer the setup I have. There are many brokerages to consider and they all have their own structure. You may find some of those get in the way of your investment goals. I could give tons of examples but here's one:

You want to buy a HUD owned foreclosure and flip it. Is your broker registered with HUD? If so, you may not be able to buy it. Are you able to list your own property? Does your commission split create a financial problem for you?
