South Park - Houston area

I'm interested in a few single family deals in south Houston. The south park area seems to fit what I'm looking for with post WW2 area homes needing rehab. Does anyone here have opinions on South Park Houston? It looks like a lot of somewhat distressed properties are being snachted up pretty quickly there.

Oh don’t get me wrong it’s still very transitional and war zone ish in some pockets. Some blocks have multiple rehabs going or recently done while others have hoarder looking yards with old cars and squatters living in abandoned houses. 

I’d say there is more rehab action in sunnyside vs Southpark. South Park is just as “violent “ as sunnyside btw.
