Foundation guy in San Antonio?

Question

Anyone know a good investor-friendly foundation person in San Antonio? What about electrician? I've used several of these guys, just want to make sure I get more bids and shop around.

These names were posted a few weeks ago in another foundation request. They were recommended by Seth Teal, and if you have read any of Seth's stuff he is always on point and has been flipping in San Antonio for a while.

I am currently using Frank Lozano on a job right now and he is doing a great job (so far). He was the cheapest price out of the two guys I had over to quote the job and his crew is fast and knows what their doing.

I believe those guys only do pier and beam though.

@Michael McCartney, yes, it's pier and beam. I've called Jesus Cuellar for other previous deals but he seems to be a busy man! I'm going to try Frank.

I sent out a guy out there from yellow pages and he said that they have to dig a 12" wide by 2 foot deep "trench" around the whole house foundation, insert an L shaped long piece of metal to prevent any water to get under there any more. Have any of you guys done this before? That'd be $3,100, plus $1,100 to re-shim the existing posts that apparently sank due to the humidity. They said the levels are very close to level.

@Michael McCartney - Hey Michael, well, I got some estimates and am going to fix it at the beginning of 2016, mainly so I won't have so many losses on it this year! I couldn't reach Jesus on the old phone # or new #. I am going to call Frank Lozano again to see when he's free. If they give me a better solution than the YP guys, I'll schedule them for January.

@Aroldo Villarreal, I'm a fan of permits for foundation work. Many aren't, but a permit here in SA implies an engineer letter to close which serves as a check/balance. Really it comes down to your comfort level and what you're willing to accept.

That sounds like a good plan. But, by any chance, is what he is recommending something that is common on pier and beam foundations? He's basically installing like a flashing and of course putting all that dirt back into the trench after they put the metal in there. Thanks Michael!

@Aroldo Villarreal it has been my experience with trenching that it is much cheaper to hire a laborer yourself instead of having a company do it. 12" wide and 2" deep is a lot of dirt but depending on the size of the house I think two guys could knock it out in two days and would cost less than $500 depending on how much you paid to the laborers per hour.

I would see what Frank says about the foundation and if he says the same thing ask both the foundation guys how much it would be if you did all the trenching.
