Expected buyer closing costs

Hi BP

I was wondering what the usual buyer closing costs are in SA. I know everything is negotiable. I am not looking for an exact number, only for a ballpark of what is normal in the area. Let's say I buy a property for $50k, one for $100k and one for $200k. What would my closing costs look like without the realtor fees?

the seller usually pays title insurance  as they are guaranteeing title for their property. there is no transfer tax in Texas.

 I have closed on properties before where my cash to close was less than the actual purchase price because of credit for taxes.
