Tom Feret Just don't get caught with your pants down! Live-in flip makes me think 1+ year hold time. We're at record high prices and a market correction is on the horizon. People purchasing now will most likely be under water at some point in the next few years. When you buy, run the #s on turning it to a rental in case you want to move and the market has turned around.

Everyone's strategy is different, but I've been converting properties to paper and I plan to snag up rentals on the downhill like I did in 2008-2010.
