Help! No solid comps. How to find ARV?
The deals I have completed I have always had solid comps to easily determine ARV.
Now I have stumbled upon a property and I am having the hardest time determining the ARV.
What do you all do when you don't have solid comps to determine ARV?

3/1 with a potential to be a 3/1.5

Property is located by Park Row Ave and South Blvd in Dallas. Historic area.

Do a rent evaluation. Be conservative. Multiply that monthly rent amount by 100 and consider that your ARV. Buy it only for 70% ARV minus repairs (or less.) Don't let someone tell you that the ratios are higher for Dallas. They might be true in some cases. But the people who buy for higher ratios usually are the one-time rehabbers...
Plan to have a difficult time selling it. This is probably best as a BRRRR.
