Selling - Should I convert to a condo

I have a duplex is 78702.  It is two freestanding houses one is a 3/1 the other is a cute 1/1.   We are at the point of being ready to sell.  Our back tenant can purchase the back house if we do a condo conversion but isn't able to buy both.  We could convert, sell the back, keep the front or sell it later or find a purchaser for the property.   Pitfalls of converting to condo to sell?

You can probably sell for more if you convert to condos and sell individually.  It's a pretty straight forward way to add value if you are ready to sell.
