How Are You Finding Deals In Austin?

How are you finding deals in the Austin area?  I have not found a single property that would outperform a municipal bond fund in a year of searching.

@Jim Macedon  Austin city proper including near suburbs (Leander, RRock and Pflugerville) isn't a cashflow town anymore like it used to be in the 90s and early 2000s. It's equity town these days. If you buy with 75%-80% leverage you'd be barely breaking even. But you'll see pretty good appreciation IF you picked a good location and the repairs don't eat you alive.

And since we are on a 7 years upswing run of the market, I'd be even more careful with buy n' hold and try to get a sizeable discount to hedge against a potential slowdown.

Have you looked in surrounding cities (Kyle, San Marcos)?

I'm aware the post is in regards to Austin, but if it's cash flow you want and not just Austin then you may have a better chance looking just outside of Austin.

Thwre are places where cash flow opportunities are few and far between. If that's what ypu are looking for ypu may need to look elsewhere.
