Austin AIRBNB vacancy estimate

I am looking at purchasing a property in South Austin near William Cannon Dr with a 1 bedroom ADU. I have a pretty good idea of setting the rate by looking at other listings, but have no idea how to estimate vacancy? What are people using in their numbers?
