Investing for Cash Flow in Ireland

Hello all, I am totally new to both BP and real estate investing. I am based in Dublin, Ireland and would like to invest here for cash flow. I don't have lots of money to invest but I am open to creative ways to finance deals to get things going.

Is anybody active in the Irish market?

On the surface it seems that everything on the market is wildly overpriced but there must be deals out there somewhere. I am aware that there are various added complications here including high taxes, pre-63 buildings, rent increase caps in the major centres, so I have a LOT to learn. But just running all the basic formulas; the 1% rule, the 50% rule etc nothing comes anywhere close to adding up. 

I would love to hear from anybody who is investing in Ireland and making it work, ideally Dublin but I'm open to other areas too. Thanks, Emma
