First Investment Deal DFW. Looking for some help

I am a real estate agent here in DFW. I have recently taken a listing that seems like a really good investment. After taken this listing I want to buy fix and flip. However this would be my first investment. I need a good hard money lender for first time investors and possibly a seasoned investor to join in on this deal. The property is in Collyville with the ARV between 385-400. I still have not negotiated a price on the home as I am still trying to get the repair cost calculated . If some one has a good contractor send his info to me. Any advice on how to get precise repair cost and remodeling ideas?
