Are there any wholesalers or investors working Chelan County (Wenatchee/Leavenworth) area?

I work out of Wenatchee/Central Washington as well! I didn't catch this feed until 'Wenatchee' was mentioned a 2nd time. lol I'd be interested in meeting one another if we haven't already. Mostly interested in Cash-flow over speculation ;) but I'd love to talk deals if you have something you think is worth looking at.

SGL carbon fiber and Mutsubishi/Aerotek brought a ton of people to the area and we were stretched thin. There have been huge apartment complexes built that have tempered demand. The port and economic development council have really been pushing hard to bring in more industries to the airport. The port also recently announced the land between the airport and highway 17 is available to develop on. Demand will still be there but it has softened up in the rental market recently.

Spoiled? Too dusty? I hear you about coastal prices, though. I honestly didn't bother looking at it. She started at $279, then texted 2 days later $259 after I said id need rents closer to $2500 for 279. Figured by the time I get back from a little vaca in a couple weeks she'll be at $239 LOL. Then it might be a toss up between looking at it and taking a nap. LOL Others my want to landlord for free? If so, I may wholesale it!

I'm pretty much just tending my current flock but some off-market mediocre plexes have been coming my way recently. Maybe I'm too dusty to recognize a 'deal' this day and age, but $260k for a b- duplex that gross rents for $1900 doesn't strike me as worth even looking at. Sample of my latest call... I'd look into Yakima, Ephrata, Moses Lake or Spokane if you want central/eastern WA cashflow.

Steve! What happened to your b-duplex with the falling price?? I might have some bucks. Bring me something tasty. :) I have one I might be able to trade that is soon to be auctioned with the buyer needing to unload. It's likely a bit more than your most recent purchase but it could work. East Wenatchee. The seller is interested but a bit on again off again in responses. I don't know what his payoff is and there might not be enough there but it's early on in the info gathering phase.

Thanks, Chris. Good to know. Had a guy at a meetup a couple years ago touting the old Air Force base there as an 'emerging market'. He was going to buy tracts of base housing to meet demand for the new car manufacturer that was coming to town or something. That's what made me think of Moses Lake. I stand corrected!

Moses Lake is completely over valued right now. There are also many units that are about to flood the market and REC Silicon will be laying off again.

someone is spoiled those are pretty good numbers for west coast deals :)
