Investors in Hamilton

Hey all,

First post here and first time investor. I'm looking for some advice on the Hamilton area.

Are there still areas of Hamilton to avoid for investing (i.e Barton st) or is the downtown area going through a bit of a renaissance and will be different in the years to come? 

I'm looking at a rental property, how are rents there for a 2bed 1-2bath 1000sqft? and is it hard to secure a tenant?
