S8 acquisition.com looking for real reviews
I’m not sure this is in the right forum but I’m considering using this company.
They are offering full turnkey investing into section8
They find and present off market property list. With an inspection neighborhood analysis and proforma.
They have real estate agents and manage all the details into the closing.
They find and acquire section 8 tenants for you: lease them and then do a full property management including annual petitioning for section 8 increases..
They charge more than most competitors and they have a fee of around 5000 per door, and the first 3 doors paid up front.
I liked what they said and the cash on cash numbers they are claiming they commonly get are in the 20-40% range.
If I thought it was legit I’m ok paying the fees but who knows if they r a scam?

Any landlord can accept Section 8 (Housing Choice Vouchers) — it’s simply a government program where the local housing authority pays a portion (or all) of a tenant’s rent directly to you.
That means you can buy any investment property that meets your market and return criteria, pass the housing authority’s inspection, and rent it to a qualified Section 8 tenant.
There’s nothing “exclusive” about that process.
Bottom line: you don’t need an Acquisition company or anyone else to “get into” Section 8. You just need solid deals, clear numbers, and control over your investment — that’s how real wealth is built. You’re already doing the right thing by asking questions before you jump in. 💪 At the end of the day, real estate investing isn’t about hype or shortcuts — it’s about buying smart, managing well, and letting time and discipline do the heavy lifting.
That company is just choosing to focus on properties that MAY be good for section 8. I would call your local Public Housing Authority, ask for a sheet of how much they are paying for what zip codes, and then focus on finding good deals within those zip codes.
