I want to join a GURU group, who should I join?

Question

Real estate Guru groups have spent millions to bring investors together with great product.

I have a great product that cash flows, has management included, etc.

Is anyone a member of a group that has good deals and let's you bring deals to be sold to fellow investors?

It amazes me how people don't read the original post and then comment in a way that has nothing to do with answering the original poster's question.  Stacy is not looking to learn, he is trying to get in with a Guru to market his properties to the investors who pay for the Guru's course.

Good eye James! Took the words right out of my mouth. The gurus network amoungst themselves, promoting products, startegies and lining up the fish for the next casting of the nets. The idea here, I think is to approach a group to have them advance the product as an orchestrated marketing strategy as opposed to him doing it alone.

Problem is, you'll need to find a reputable guru bunch, if I were you, and that might not be easy. Popular or successful "teams" may have baggage  and choosing the wrong bunch can kill your product, guilt by association. SInce it's a reciprocal, scratch my back, I'll scratch yours, type of deal, you may need to do your part and end up advancing something that could bite you later on. Rules and laws are changing quickly, I think there will soon be an impact on many of the startegies and products that can be spun in the future, watch who you hook up with. Bill

How do you best learn?  Is it books, cds, audio, visual, classroom?  Understand your learning style and then pick an appropriate format to learn.

I haven't really heard anyone call the groups Guru Groups either, I just wanted to be descriptive.  I know there are a lot of investors that want to get into real estate but the money is hard to come by.  So, if they are going to go into IRA's, Savings or bring Equity partners I'd like to see them get a really good deal on the house and meet their goals either cash flow or flip.

Again, I have access to great buys on the houses but don't have the access to the Nouvou Riche, Russ Whitney, Etc. investors.  If you know of anyone wanting cash flowing property or homes to flip on the west coast please let me know and I'll send over deals I have and you can teach them about the 50% rule, if they aren't members of BP.

I guess I've never heard the term Guru group before.  Because what immediately comes to mind is sitting in a Guru's sales pitch and then his buddies being allowed to pitch a few of their properties, to inexperienced investors on a high willing to buy just about anything to get into the game.

I have the expertise.  I have the product.

What prompted the idea of joining a guru group is I see Gurus bring investors to purchase homes that are "ok" deals.  I could provide much better cash flow and exit but i don't have the time to network every Guru group.

If someone has a group they like being a member of and want to team up to provide their group great cash flow deals then I'd be interested in joining or teaming up.
