"Inverse Purchase" Method

Has anyone tried the John Alexander "Inverse Purchase" Method? If so how do you find motivated sellers (pre-foreclosures)? I am a newbie to RE. I am looking at John Alexander's system, however I would like to know has anyone actually tried it, and if so how does it really work? It requries that you find a list of pre-foreclosures???? If anyone has any idea of this system, or any other please feel free to to comment. All advice is welcomed.
