Anyone have suggestions for a good book on this subject?

I was going to ask this same question, I know this thread is 12 years old so I am just bumping it to see if any additional new resources could be considered a "Bible" of tax deed and lien investing.  I have a general idea of what it is, I dabbled with it in one state a few years ago but not for interest payments but for trying to take title on the property.  Ideally, that would be what I would like to do now also.

I am hesitant to even go on a one-day webinar for these "gurus" because I find most of the time that it is just to try and sell you a costly coaching program.  I am aware that much of this will be just doing it and getting experience but at least a book can give resources and point in a direction.

I am open to really any state but if the resource is state-specific, I would mostly prefer more southern states or places where cap rates are relatively high or properties are relatively cheap and plentiful.  If anyone has any suggestions on the best markets or states/counties, also ones where you can do bidding online, I would appreciate it.  It seems that online bidding is frequent in many places in Florida as one example.

Steve K I understand the hesitation to take a course and it turn out to be just an "infomercial" trying to upsell.  I always wonder the same thing... if the business is so great, why are they teaching it to everyone else?

In Sandra's case, she is just passionate about helping others, plus it opens up opportunities for her to JV.  She is known as the "Tax Queen", so I'm sure that you can do a search and come up with more information about her.

Currently she is the Vice President of CFRI and also involved with the national organization.  I know that she does private coaching, but she has never pushed that when I've heard her speak (She was just at our local forum group last night and freely gave some great information as a preview of this coming Saturday.)

If I didn't already have a prior commitment I would be there Saturday.  I don't have anything to gain by talking up the course, just wanted to share my "take" on what is being offered.  Most of the courses offered through CFRI are great and you get a lot of content for the money... I believe this one will also fall into that category.

And yes, when the REIAs bring in national speakers I believe you have to understand why they are coming there... to sell their courses.

Sandra is local and a full time investor making her living from tax deeds, so the content will be relevant to Central Florida.

@ Kent R  I considered that course but I was a little turned off by the "salesy" nature of the emails sent out by the CFRI promoting it.      Are their presentations usually pretty good?

@ Jerry K - Thanks for your comments.  I generally feel that most of the people teaching courses fall into the those who can do and those who can't - teach camp.  It never made a lot of sense to me why people would come invite additional competition into their niche by teaching a $99 class.  The only way this makes sense is if they're looking to exploit / upsell / or their method simply doesn't work.

This brings up an interesting question though.  Is my mindset too cynical on this topic?  Do the local REIA's across the country have some good seminars that come with a price tag and an outside presenter?  On average is the knowledge any better than what you could get by reading on your own and spending incessant amounts of time on bigger pockets?

Those books are good starters.  It really takes digging in on your own in each county/state to learn the process.

Be careful of any informercial book or course.  I read online about how they will hound you to buy "personal coaching", or managing your money in a private placement or separately managed account.

You might check the local REIA... CFRI (Central Florida Realty Investors) is offering a course this Saturday for Tax Deeds & Liens.

The course is only offered once a year and is taught by Sandra Edmonds.  I haven't personally taken the course, but have heard Sandra speak and she knows the information inside and out.

Also, Jimmy Napier wrote a good book on Florida tax liens - been out of print for many years - but well worth the hunt to find a copy.
