A simple book that explains how to do your first syndication

I’m looking to learn how to successfully create a syndication on a property that I like. I’m tired of books that are glorified pamphlets for the author’s other services. I do NOT want to come to a seminar or join your investment club. I just want to buy a book and extract a simple, precise and clear route to form a syndication.

My first syndication would mostly be with friends and family, so I’m looking to do something that would be very fair to them and myself. I’m not looking to put the screws to them, but I’m also not looking on taking this responsibility and after a few years feel that the only person I slighted was myself.

Joe Fairless's book is probably the best one for that. Ultimately you also need to talk to a syndication attorney, who can give you guidance and will prepare your legal paperwork. The tough part is putting all the pieces together and successfully executing your business plan.
