Seeking Feedback on a Tool for Analyzing Short-Term Rental Deals
Hi everyone! I’m working on a project to help short-term rental investors like you analyze property deals more effectively. I’m building an app that takes inputs like property address, purchase price, bedrooms, baths, down payment, renovation costs, and days available per year, then uses data to calculate financial projections like revenue, expenses, mortgage costs, and profitability metrics (e.g., cash-on-cash return).
The reason im doing this is because I want a simple and fast way to analyze a deal. Obviously, you will still have to do your own R&D on top of it, but I really like the idea of using AI and available data to give rough estimates on expenses and roughly how much revenue you could potentially get.
I really just want to make something that helps beginner and veteran investors have an easier time analyzing deals. My thought for this was to give more detail on the expense side, giving rough estimates for things like: insurance, elec, water, gas, internet, maintenance, cap ex, landscaping, and cost to furnish.
Its supposed to be a very easy and simple tool to use to get a broad eye view on a potential deal. Also, this isn't supposed to be a direct competitor to things like AIRDNA, DEALCHECK, etc.. but more so just a different type of tool for a quick analysis.
I’d love to get your thoughts before investing more time in development (don't be nice or hold back lol):
- Would you find a tool like this useful for evaluating STR investments?
- What features would you want to see (e.g., more detailed expense breakdowns, market trends)?
- Any pain points you currently face when analyzing STR deals that this could solve?
