Real Estate Professionals: What Tools Do You Wish Existed?

My name is Pedro and I'm currently working on building a new AI platform for the real estate market.

The idea is to create an AI-powered intelligence layer for real estate professionals — bringing together property data, market analytics, investment insights, contract analysis, and predictive tools to help brokers, investors, and developers make better decisions and save time on tasks that are still very manual today.

We know that many professionals in the industry spend a lot of time analyzing contracts, researching property data, evaluating opportunities, and gathering information that is often scattered across multiple platforms.

Right now we’re still refining the product, and since many of you work in real estate, your perspective would be extremely valuable.

From your experience, what do you feel is still missing in the real estate market today?What tools or data do you wish existed but still don’t?

The biggest gap I keep running into is on the commercial PM side — specifically anything that handles NNN and modified gross leases properly. Every tool on the market was built for residential or large institutional portfolios. If you manage 10-20 commercial units with real lease complexity (CAM pools, base year calculations, gross-up provisions, expense stops), you're basically stuck cobbling together spreadsheets and QuickBooks workarounds. The contract analysis angle you're describing sounds promising, but the real pain is the ongoing operations layer: calculating CAM reconciliations accurately, pushing actuals from accounting into tenant statements, tracking lease options and notice dates. That's where operators bleed the most time. I actually ended up building something specifically for this problem (pigjet.com) after spending years frustrated with AppFolio and Yardi both missing the mark for smaller commercial.
