What tools do real estate professionals wish existed?

Since many of you work in this market every day, I’d love to hear your perspective:

• What tools or websites do you wish existed that would make your job much easier?

• And which tools already exist but still lack important features?

Coming at this from the commercial side — NNN leases, retail/industrial, self-managing about 10 years now in SoCal. The gap I kept running into was CAM reconciliation and NNN tracking. Every tool I looked at was built for residential: Buildium, AppFolio, even the "commercial" version of Yardi Breeze — none of them actually handled the annual CAM rec process correctly. You'd end up doing the real math in a spreadsheet anyway, then copying numbers into the software just for invoicing. The other thing nobody solves well is QuickBooks sync for commercial portfolios. Most landlords at our scale live in QB, and the PM tools either don't sync at all or map accounts in ways that break your books. I eventually ended up building something specifically for this (pigjet.com) after realizing nothing off the shelf handled NNN lease structures properly. But to answer your question directly: what I wish existed sooner was a tool that treated CAM pools, base year calculations, and gross-up provisions as first-class features — not afterthoughts bolted onto a residential platform.
