What’s your actual tech stack for managing rentals?

Every “best landlord software” article recommends the same 10 tools. I want to know what people are actually using in practice.

I’ve got 3 doors right now and wanna upgrade my tech stack — Venmo for rent, iMessage for tenant communication, excel for tracking expenses. Etc...

I’ve looked at TurboTenant, RentRedi, Baselane, Stessa, Avail, they all seem fine for rent collection but none of them really solve the things that eat my time, which are mostly:

  1. Coordinating maintenance (finding contractors, getting quotes, following up)
  2. Responding to tenant messages at all hours
  3. Keeping track of what I’ve spent on each property for taxes

Has anyone found something that actually handles the operational stuff, not just rent collection? Or is everyone piecing together 5 different tools and pretending it works?

Also, for those of you who eventually hired a PM what was the breaking point?

With only 3 properties, how much "operational stuff" do you really have?

Or, give you just joined BP and this is your first & only post, is this just another of the onslaught of posts here looking for info to develop a software product to sell?
