Vendor Management Tools

I'm a real estate investor and also a developer in my real job.  Are there any major gaps in tools that you see that either get in the way of you growing or sucking up your time or just cost too much money.  For example, tracking my vendors and if they are licensed and what the terms or our contracts are is kinda of a pain.  I see the solution  in various other tools but not easy to use and take a lot of manual work so I'm building it myself.  Anyone else have this issue or other issues.  I would love to hear and would help out a fellow investor.
