My AI deal analyzer said "no deal" on a flip I walked this week.

I ran it anyway.

Here's what the AI was doing: using hard money costs, conservative ARV, and a $40K projected profit ceiling. On that basis — no deal, don't do it.

Here's what the AI couldn't do: walk the neighborhood, see that this is a clean street with cleared lots and two-car garages, understand that the comps at the spec I'm targeting push toward $420K–$425K, or know that a cash buyer strips out the hard money cost and changes the whole picture.

The AI is a starting point. It's not a verdict.

I've said this before and I'll keep saying it: your deal analyzer is your first filter, not your final answer. The job of the tool is to tell you "something might be here" or "this one's probably a waste of time." What it cannot tell you is whether the neighborhood earns the ARV — and that one factor can be the whole deal.

The mistake I see newer investors make: they run the calculator, see "no deal," and move on. The experienced move is to ask why it said no. And then go find out if the calculator's assumptions are right.

Sometimes they are. Sometimes they're not.
